M City

M City is a landmark 15-acre master-planned community located steps from Square One Shopping Centre, major transit connections and Mississauga's growing cultural and civic destinations. Envisioned as a bold new chapter in the city's evolution, the development brings together iconic architecture, innovative technology, expansive public spaces and a “people-ﬁrst” public realm, establishing a new benchmark for urban living in Mississauga’s City Centre.

The vision for M City began in 2007, when Urban Capital and Rogers Real Estate Development Limited embarked on an ambitious master-planning and approvals process to unlock the potential of the underutilized greenﬁeld site. A decade later, in 2017, the community launched with its ﬁrst two residential towers, each rising 62 storeys and featuring a distinctive twisting architectural form.

The unprecedented success of these initial phases established the foundation for one of the most signiﬁcant residential developments in the city's history. Towers range from 36 to 81 storeys, working together to create a complete community with over 6,000 residences, ground-ﬂoor retail, commercial ofﬁces, and public outdoor space. Each phase brings its own architectural identity while contributing to a cohesive urban environment.

At the heart of the master plan is a commitment to creating a connected, walkable neighbourhood. More than two acres of new public parkland provide residents and visitors with opportunities to gather, relax and enjoy the outdoors. Landscaped pedestrian connections, public art and welcoming open spaces extend throughout the community, linking to the Mary Fix multi-use trail and neighbouring John "Bud" Cleary Park. Together, these elements establish a lively public realm where residential, retail and recreational experiences intersect.
